When Is It Time To Replace My Roof?

Your roof seems to be strong and irreplaceable. Typically, roofs made from asphalt shingles need to be replaced once every 20-25 years. However, it doesn’t mean that it is always that way. There are times when your roof needs replacement before its expected time. So, when is it time to replace your roof? When you spot a leak on your ceiling? When shingles are missing? The signs of roof damage can be pretty obvious, but most homeowners may choose to ignore it. If you’re not wanting to ignore it and you’re wanting it remedied before any further damage occurs.

There are cases when the red flags of a damaged roof are subtle – you can hardly notice it. However, it is of utmost importance that you know the perfect time to replace your roof to avoid serious home problems and inconveniences. Whilst it can be difficult to notice when a roof needs replacing, you will need to keep an eye out for some of these signs that we’ve mentioned below. This should increase the safety of the property. Be aware of the vital signs of an aging roof. In addition to a new roof, you should be checking around your property to see if there are any other improvements you can make for a safer and more efficient home. You need to look around for dampness in your walls, leaks in the ceilings, and other issues that can cause significant problems in your property.

Checking the roof is the beginning of what could be a mountain of home improvements that could make your home a more comfortable environment. Starting with the roof there are many different ways that it can become damaged, decreasing the safety of your home. Here are some signs that your roof really needs a replacement:

Your roof is old

How old is your roof? If your roof is more than 20 years old, chances are, you will need a new roof. Depending on the environmental conditions, normally, roofs could last for as long as a decade.

Roof shingles fall apart

Rain and snow flow freely through the valley and into the gutters. If the valley is compromised due to missing shingles, you have a higher chance of having roof leaks. Shingles that are curling are also another sign that you need to have your roof replaced. Curled shingles make your roof more vulnerable to leaking and other issues.

Ice damming

If you see ice dams on your roof’s edge, it’s more likely that you have issues with your roof ventilation. Once the water from this ice starts to soak, it’s only a matter of time before your roof needs to be replaced.

Algae growth on your shingles

Some manufacturing companies would use limestone as its roof fillers to save on the manufacturing cost. Unfortunately, limestone is prone to moisture and attracts algae growth, especially during the rainy and cold season; thus, it weakens the roof.

Moist and mold build up in the attic

The attic can be really hot, especially in the summer. It needs to have proper ventilation for the air to circulate and lowers the temperature. If there is no proper ventilation in the attic, moisture will build up resulting in the formation of molds in some areas. Aside from that, condensation also causes the rusting of nails and rotting of wooden materials.

Sunlight is coming through the roof boards

If the light can pass through your roof boards, then so is the moisture. Check out for rusty nails that have fallen through or any rotten and damaged materials.

If you see these signs, it may be time to replace your roof. It is always a wise idea to get a roof replacement before it can give you serious problems in the future.
